        Vero Beach is more vibrant than ever!  There is always something exciting to do or see.  Whether it is taking in a show, enjoying an outdoor festival, attending a community class, or simply hanging out and enjoying Vero Beach’s unique culture. It is the people that make Vero Beach special.  This is a place to work, live and call home. Here is a brief overview of our Barrier Island communities.

 

 
SINGLE FAMILY HOMES - from Northern island to Southern island
 
·          NORTHERN ISLAND Barber Bridge/SR 60 N past Wabasso Causeway

BERMUDA BAY   $800+ Also has Sable Oaks condominiums $600+ on riverside section of community
Guard gated estate home community in Indian River Shores just south of John’s Island; developed in 1990s.
Majority of homes are W of A1A but there are 5-7 homes E of A1A along w/ community beach cabana with parking.
 
CACHE CAY $650+- 1+M for riverfront
Guard gated, single family community West of A1A developed ‘70s-‘80s, no deeded beach access; large lake in center and riverfront homes on water that can accommodate fairly large boat (as this waterway at one point was an inlet)
 
HOLOMA   $899+    All E of A1A in Indian River Shores
One of the rare, East of A1A single family home community located within Indian River Shores in the center of the island; perhaps 15 lots total, all approx .39AC each (larger than usual) deeded beach access; entry tucked behind Village Shops just south of John’s Island.
 
THE ESTUARY $900+
One of Vero’s newest guard gated club communities developed in the 1990s with a few lots still undeveloped; West Indies architecture; primarily estate homes with a handful of villas on smaller lots of approx. . . .18AC; some have access to water, though insufficient deep accommodate vessel with a large draft.
 
INDIAN TRAILS $599-$1M+ for riverfront w/private dockage    All W of A1A
Guard gated, single family W of A1A community with 4 tennis courts, community pool and clubhouse included in yearly maintenance; has Oceanside community cabana/beach access (no parking) for all residents; lots of drapery live oaks and windy roads; known for its ‘low country’ architectural aesthetic; Most homes frame with hardy board siding to protect from termites; some newer are cement block with hardy board to retain low country aesthetic. Boat slips are available but the avg water height precludes mooring of vessels with large draft.

JOHNS ISLAND $1.5M – multi million (for riverfront or oceanfront) also has patio homes $900 on riverside and oceanfront condos $400+ for studio and up; Like The Moorings, the John’s Island ocean to river guard gated club community was developed in the 1960s; the property is large, consisting of riverside and Oceanside single family estates, villas, condos; club privileges require membership not included in home ownership; club includes two golf courses including the highly regarded Red Stick on the mainland; tennis and both Oceanside and riverside clubhouses with pools and dining.
 
 MARBRISA $650 - $1.8M for riverfront w/private dockage     there are villas at the front of the riverside and ocean side $550+Guard gated riverside single family community developed in the late ‘80s with a few villas; owners can use all amenities including riverside clubhouse, tennis courts, gym, pool; ocean front pool & beach access with parking, clubhouse; oceanfront section is all villas. Community marinas with slips avail for Sep purchase. Water depth prohibits mooring of vessels with large draft.
 
OCEAN COLONY $1M+    In Indian River Shores all E of A1A
Gated single family estate home community developed E of A1A in the 1990s; rare single family community E of A1A in Indian River Shores; West Indies architecture; beach access for all residents.
 
OCEAN PEARL EAST/WEST $700 –Multi Millions (for oceanfront)
Gated small ocean to river community developed in the mid 1990s with 6-8 homes riverside and 6+ oceanfront homes still under construction (A1A divides the two communities); all residents have deeded beach access.
 
OCEAN TRAILS ORCHID GOLF & BEACH $1.5M – Multimillion also villa homes $1M+ and oceanfront condos $1.5M+
One of Vero’s newest guard gated club communities developed in the 1990s with a few lots still undeveloped; West Indies architecture, challenging golf course and oceanfront beach club with cabanas and food service. Club privileges require membership. Primarily single family homes on estate lots but there are also some villas on smaller lots of approximately .18 AC.
 
 
ORCHID ISLE ESTATES $1.3+
Gated community of riverfront homes located on the Pine Island, the largest island in the Indian River estuary, between the barrier island and the mainland accessible by a roadway off the Wabasso Causeway. Residents have access to preserve and walkways at the end of the island. Properties either face The Narrows, a waterway east of the island that flows under the Wabasso Bridge or the lagoon side, facing West and the mainland. Very private, estate sized lots and homes developed in the ‘80s and ‘90s. Many in Vero don’t even know this community exists!
 
PALM ISLAND PLANTATION 1.5M -$2M + also has carriage homes on smaller lots $1.5M+ and luxury condominiums $900+ on riverside
One of Vero’s newest guard gated club communities developed in the 1990s; all W of A1A; project is perhaps 30% built out; known for appealing West Indies architecture.   Riverside gym and spectacular oceanfront clubhouse with community pool for all residents and privately-owned cabanas with summer kitchens (available for separate purchase)
 
PEBBLE BAY $550+ - $1.8M for riverfront w/dockage also has villas East of A1A where all residents have beach access Non-gated, riverside-only community West of A1A developed in ‘70s w/classic Bermudian styling; undergoing transition from original owners to new owners updating interiors.
 
RIVER CLUB   $ 900+ also has luxury villas $700+ on .15AC and luxury oceanfront condos $1M+
New ocean to river gated community with West Indies architecture -- as with Sea Oaks, condos are oceanfront; single family homes and villas like property here are all West of A1A but developer trying to permit slips on river (no permits yet); gorgeous riverfront community clubhouse with gym, pool, guest suites; as well as another clubhouse/pool/gym by condos; no beach access but seldom used small public beach with parking virtually across street.

THE SHORES $900+ to multi million for the 4 riverfront homes w/dockage
Vero estate homes guard gated community West of A1A developed by noted architect Clem Schaub in the 1990s with a few lots still undeveloped; beach access across A1A; West Indies architecture; community tennis courts; some have access to water, though insufficiently deep to accommodate a vessel with a large draft. Known for beautiful winding roads with many trees retained during construction of the community.
 
SILVER SHORES/ BETHEL ISLES $600+
Non gated single family homes built largely in ‘60s on protected canals in center of island behind Village Beach Gourmet market complex;
 
SUMMERPLACE - $500+
Non gated East and West of A1A ‘50s beach community developed and originally owned by Miami residents as their summer havens (hence the name) Old Florida beach cottage architecture, many on stilts and of frame construction; shell path roads with dense foliage and live oak trees; deeded beach access to Wabasso Beach. Known as a haven for artists, writers, and its eclectic residents.
 
WINDSOR - $1.5M –multi million for oceanfront 
One of Vero’s newest guard gated, self-contained communities with an equestrian bent developed East and West of A1A North of the Wabasso Causeway by Canadian industrialist Gaelen Weston; features polo, stables, club with golf, shooting range, tennis, art gallery, pool, fitness. Properties include estates and golf cottages along the West of A1A in a clustered community designed around a traditional town square. Club privileges require membership.
 
·         CENTRAL ISLAND - ‘Between the two bridges’
CENTRAL BEACH $300+ to $900
  This is center area of island, non-gated community of homes built '50s-'60s with gorgeous lots but as older homes most have lower ceilings and are not as fancy as newer homes. Known as a haven for artists, writers, educators and families with kids who appreciate the ability to bike or walk along the sidewalk to nearby Beachland Elementary, Riverside Park or the city marina and ballpark.
OLD RIOMAR $899+ to multi million
   Non-gated, Old Riomar is the oldest part of the island. Highly desirable, it was developed in the 1920s by industrialists seeking respite while en route to Palm Beach in a place casual enough not to require jackets for dinner! Known for its canopies of live oak trees, many streets remain unpaved in their original ‘shell path’ form. The Riomar Club adjoins the community, though membership is highly restricted and by invitation only and home ownership in no way provides entry to membership. Community runs East of A1A South and North of golf course: Bay Oak Drive; Painted Bunting; Riomar Drive; Sandfly Lane; Club Drive; Greenway; Ladybug and Seagrape. St. Edwards’s lower school occupies the former clubhouse on Club Drive. New clubhouse built across the street.
 
 RIOMAR BAY I & II   $ 1.8+
   Gated Riverside estates developed in the ‘80s and ‘90s West of A1A opposite Riomar golf club East of A1A, many with river frontage and private dockage (that boosts pricing to $1.8M+)
 
·          SOUTHERN ISLAND    South of 17th street Bridge to county line
BEACHSIDE EAST & WEST $650-MILLIONS (oceanfront)
Gated single-family homes East and West of A1A all with deeded beach access; developed ‘90s
CASTAWAY COVE  $500 – Multi million (for riverfront or oceanfront)
This is a large, guard gated ocean to river single family community with 3 sections ("waves") that are popular with families with kids - the lots are a little smaller than the other homes in this list and the architecture is less consistent than other communities, but good start island value and has what is considered to be Vero's best beach. All owners have access to community beach access, though not guarded, and no parking.
 
DUNMORE $499+ Gated sing family community West of A1A with deeded beach access. Developed ‘90s
GRACEWOOD $1.2+
Small gated one lane enclave of estate homes built late ‘90s all with beach access; land originally owned by owners of Gracewood Groves.
‘THE LOST ROADS’   $450+Nickname for an array of one lane roads East of A1A containing primarily single family homes constructed in the 70’s-80s all with beach access including 
The Dunes; Ten Coins/Corona; Smugglers; Pelican; Wynn Cove
THE MOORINGS $500 – Multi million (for deep water river homes or oceanfront)
Beyond single family homes, the Moorings offer an array of other housing: riverside: River Mews townhomes with their own pools $350+; The Pointes townhomes $700+; Sea Mist courtyard homes $650;
Northern/Southern Passage riverfront condos $500+ with private docks; Harborside condos $300+ and Porpoise Bay villas $350+ Oceanside: Billows, Sabal Reef condos $700+ and Windward condos $350+
One of the few communities with deep water access, though all homes are bulk headed; The Anchor is the nickname of a section of estate homes located on deep water (land shaped like an anchor from an aerial view); Among the only condos with docks (North/South Passage) The Moorings Club privileges require membership; facilities include golf; marina/slips; tennis, social, gym and fabulous new clubhouse with extensive dining facilities.   Community undergoing transformation with many older, original owners selling over the past ten years with younger families buying the hard-to-find water homes and extensively renovating them (or tearing them down and construction new estates.)
 
 OCEANRIDGE $599+ - multi million (oceanfront)
Gated single family homes on East side only; all residents have beach access. Developed ‘90s; highly varied architecture, aesthetic, builds, from frame California contemporaries from early 1990s to more traditional Floridian Mediterranean.
OCEANSIDE $699-Multi million (for oceanfront)
Non-gated East of A1A community that was originally part of Moorings but is no longer; mix of older ('80s) and new -walk able to beach; voluntary POA only $300 yr Right across from hot Moorings Club with MARINA (slips do come up), new West Indies styled clubhouse, golf, tennis etc. Approx 1 mi from Round Island State Park for put in/launch area.

OCEAN OAKS EAST & WEST    $1.2M+ - multi million (oceanfront)
One of the islands newest gated developments of homes on estate lots along south island near St. Lucie County border; developed 2000; W 50% built out; no river access.
OYSTER BAY $ 550+
Gated single family homes West of A1A with deeded beach access; developed ‘90s
SANDPOINTE EAST/WEST $799 – Multi million (for riverfront or oceanfront) developed ’90s-2000
Gated ocean to river single family community with deeded beach access for all property owners;
Sandpointe East/Oceanside developed in late 1980s-1990s, all cement block, all in Mediterranean/Spanish style with strong curb appeal, build caliber and consistency of values. West not yet built out. Both feature popular Caribbean/West Indies architecture; both governed by Association, architecture review board.
 
SEASIDE $600+
Non-gated single family homes East of A1A with deeded beach access; developed ‘80s
SHORELANDS EAST/WEST - $575 - $1M+
Gated ocean to river single family community East of A1A walking distance to deeded beach access; developed in 1980s to early 1990s. Mix of frame and cement block; older and newer homes.
 
SEAGROVE EAST/WEST   $599 – Multi million (for riverfront or oceanfront)
Guard gated ocean to river single family community; Seagrove East features many frame homes developed in the 1980s, East features ‘Seagrove look’ architecture with shake roofs and deeded beach access with possibility to secure slips on West; West developed in 1990s by different developer with Caribbean/West Indies architecture prevailing; there is a community marina and tennis court but NO deeded beach access, as West is governed by a separate Property Owner’s Association from Seagrove East.
ST CHRISTOPHER’S HARBOR EAST & WEST $600+
  Gated community east and west of A1A of single family homes; developed ‘90s; all have beach access; 
  
    SMALLER LOTS, ’ZERO LOT LINE’ COMMUNITIES   LOTS .20 OR LESS 
 
All with community pools; most have monthly fees that include lawn maintenance and other community amenities and allow private pools; these properties will be quite close to each other.
 
·          NORTHERN ISLAND COMMUNITIES 
 
BAY TREE    $450+
Gated community of riverside and Oceanside villas that live like single family homes (though share walls) developed by noted architect Clem Schaub; unusual modern architectural aesthetic, though newest units built have more traditional Florida design; ocean and riverside pools;
 
BERMUDA CLUB $599+   there are also riverfront luxury condominiums on community riverfrontGated on northern island; similar to Island Club but newer, with more West Indies style architecture; back of community has riverfront condos that sell $1M+ condo and sing family owners share clubhouse and pool, beach access. All homes WEST of A1A Excellent construction quality
ISLAND CLUB -  $399+ Section Built in ‘90s   $499+ Section Built 2002+
Gated; One of the first zero lot communities developed in the '90s – good mix of year round and part time residents; all W of A1A (developed in two phases) There are 2 community pools, a day dock (no permanent
dockage), tennis and deeded beach access - esp. nice master suites and sitting rooms with large master baths and closets in some floor plans. Large community, among the more affordable dues structures.

MARINER VILLAGE - $700+    ALL EAST OF A1A IN INDIAN RIVER SHORES
Zero lot line community E of A1A featuring high ceilings, big windows, community pool, deeded beach access. 
 
OLD ORCHID $359+ Depending on floor plan
Popular, gated community on the Wabasso Causeway at the Northern Island - located perhaps 50 yds
from A1A so it is bike able to the Wabasso public beach (which has a lifeguard) Also a 2 min drive to US 1 to a Publix plaza, gas station, etc -- there are high end communities along this end of the island including Orchid Island Golf and Beach; Windsor Golf & Polo etc that have helped appreciation for all properties in this neck of the woods. Disney's Vero resort also along this part of the island.
PEPPERTREE $399+ 
Gated community of villas that live like single family homes; chocked with canopies of live oaks; Community pool also.
 
SEA OAKS $499+ there are also villas $400+, river and oceanfront condos $850 and town homes $500
Sea Oaks is
a large ocean to river guard gated tennis resort with tons of pools, boat slips and tennis courts; there are condos, villas, single family homes; all residents have access to community pools and tennis, there is a gorgeous Oceanside clubhouse with pool, beach, dining (one of the nicest in my opinion).

SEASONS $600+
Guard gated; directly across street from Old Orchid on Wabasso Causeway –similar to Old Orchid but with slightly higher pricing and more definitive West Indies architecture. Huge clubhouse, pool, gym; both Seasons and Old Orchid by definition as located on causeway 1 min from great put in spot and 7 miss. From Sebastian inlet (great surfing and surf contests too)

 SEA FORREST $795+
